Piso en el que vive una familia (aunque habitualmente no está) Alquilamos 2 habitacioones. 325 € / mes (por persona y habitación). Fianza 100 €. Recibos de gas, luz se facturarán según el consumo y porcionalmente (a dividir los recibos de gas, luz entre los ocupantes del piso más uno, me imagino que entre 3). Estimación de luz: de 15 € a 20 € por mes / Estimación gas: sin calefacción: de 12 € a 20 € cada dos meses; con calefacción: de 30 € a 60 € cada dos meses ) Preferible chicas estudiantes. Vas a estar fenomenal. Se podría fumar en la terraza o en el lavadero pero no en el interior de la habitación o zonas comunes del piso. El piso se comparte con la familia que vive (aunque normalmente no está) y la otra persona que vive en otra habitación de alquiler.

1) FIND YOUR PROPERTY Find your property , send booking request to owner. 2) CONFIRMATION when the owner confirm your request in 24-48 hours, pay your first month rent and Service fee 3) MOVE IN Get keys, give secret code to owner and pay the deposit. How you can pay ?
You can use Paypal, debit card, credit card booking to room. When you reservation to room you will get secret code when you move in , everything is ok, you can pass to code owner can be paid 1st rent, you can pay your deposit directly from owner, don't forget to get receipt and contract copy.

For Owners: How to Create Your Listing (Step by Step)
1. Create your account & add your property Sign up on StudentsBooking.com and go to “Add Listing”. Fill in the basic details: property type, address, room type, monthly price, bills included or not. 2. Complete the details Add a clear title (e.g. “Bright room near university, all bills included”). Write a short description: size, furniture, rules (no smoking, no pets, etc.), who it’s ideal for (Erasmus, long stay, etc.). Set availability dates and minimum stay. 3. Upload your photos Upload minimum 10 high-quality, recent photos. Outside of building Room from different angles Kitchen, bathroom, living room View / balcony if available Make sure photos are current and well lit – listings with good photos get more bookings. 4. Review & publish Check that price, dates and rules are correct. Click “Publish” – your listing goes live and can be seen by thousands of students and expats. 5. Keep your listing updated Update photos when you make changes (new furniture, renovations, etc.). Block dates when the room is not available to avoid wrong bookings.

How Bookings Work (Tenants & Owners – Step by Step)
1. Tenants search & send a request Students/tenants search by city, dates and budget. They see your listing, read your description and look at your photos. They send you a booking request or use Instant Booking (if you activate it). You receive a notification by email / dashboard. 2. You review and accept Check the tenant’s profile and message. Ask any questions through the secure chat if needed. Click Accept or Decline the request. When you accept, the tenant pays the first month’s rent + booking fee safely on the platform. 3. Move-in & payment to you You sign the rental contract with the tenant and hand over the keys. The tenant confirms check-in / provides their secure payment code. StudentsBooking transfers the rent to your bank account within 48 hours of confirmed arrival, minus our small service fee. ✅ We only charge a fee after your property is rented – never before.
